Nicola Byrne


Nicola is a partner in our Real Estate team. She is a highly skilled property solicitor and is experienced in representing public and private clients in relation to acquisitions and disposals of commercial property across various sectors.

Nicola has a strong focus on public sector property transactions and currently advises on property matters for State agencies which are of strategic national importance. She regularly advises such bodies regarding the legal and regulatory implications of the Code of Practice for the Governance of State Bodies and Department of Public Expenditure and Reform Circulars specifically relating to property transactions.

Nicola has a wealth of experience in advising both landlords and tenants in relation to all aspects of landlord and tenant law and dealing with a variety of landlord and tenant issues.

Nicola has also acted for numerous developers in devising the necessary legal structures and drafting appropriate scheme documentation for multi-unit mixed-use and business park developments including advising on all pertinent legal property matters including complex estate management structures and service charge regimes.

Nicola also has considerable experience in the legal due diligence process on the acquisition and disposal of substantial distressed real estate and loan portfolios.

Representative Matters

  • Represents the statutory body charged with the redevelopment of over 73 acres of land in Dublin’s north inner city into a modern mental health facility and a world standard college campus together with a range of residential and community facilities and which project is one of the largest urban redevelopment infrastructural projects underway in Europe, and a flagship project nationally, with a current build out value of which is estimated to be in the region of €1.5 billion. 
  • Acts on behalf of a large third level educational institution regarding all legal real estate matters on its existing vast Dublin city property portfolio and which work involves acquisitions, disposals, land exchanges, complex Land Registry first registration applications, title rectifications, premises by premises regulatory compliance overview and liaising with client advisers on identity and statutory compliance matters.

  • Nicola presents on legal real estate topics at Mason Hayes & Curran's in-house counsel master classes and DSBA property committee seminars and she also regularly authors relevant legal updates and provides internal legal training to clients across a range of real estate topics.
